Neighborhood spotlight: Fort Mill’s Waterstone

The mature neighborhood of Waterstone is located in beautiful Fort Mill just northeast of Tega Cay between Gold Hill Road and Highway 160.

Not only is the neighborhood convenient to both Lake Wylie and I-77, but there are shopping and dining options within walking distance at Stockbridge Commons. Catawba River and Lake Wylie access are both 4 miles from Waterstone at the Fort Mill Dam and Pitcairn Cove Beach Park.

Commuting or a trip to the airport is made easier with I-77 only 2 miles east of the neighborhood and I-485 just 10 miles away.

In addition to a great location, Waterstone has something for everyone in the way of price, size and lifestyle. There are single-family homes in a range of sizes and price points. Don’t want a yard to maintain. No problem. There are also two- and three-level townhomes with or without garages.

The neighborhood’s amenities include a pool, playground and basketball court.

Waterstone homes sell well at approximately 2.3 homes per month during the last 12 months.

There are 5 homes currently listed for sale in Waterstone, which is about 2 months of inventory given the sales trend over the last year. The inventory is low, which is great news for sellers. Nearby Carowood has almost 3.5 months inventory, and the average for Fort Mill is close to 6 months.

The average sales prices for a single-family home in Waterstone is $224,566 and $106 per square foot during the last 12 months.

The highest and lowest prices for homes sold during the last year were $330,000 and $129,000, respectively. Sales average about 97.6% of list price, which is great for an older neighborhood competing in an area where there is a lot of new construction.

Condominium data show an average of 2 condominiums sold each month in Waterstone over the last year. There are 2 currently listed for sale in Waterstone, which is a month of inventory. The average condo sales price is $132,000 and just under $100 per square foot.

Waterstone is a great, family-friendly neighborhood to consider if you are looking to move in or around Fort Mill. The neighborhood is full of well-maintained homes and mature trees.

Crescent takes leap into home building

Charlotte-based Crescent Communities, one of area’s most prominent developers, is launching a new single-family home building division.

Fielding Homes, as the new subsidiary is called, is making its first project Fort Mill’s Masons Bend.

Fielding will develop 64 lots near downtown Fort Mill. Homes range from 2,800 square feet to 4,000 square feet and start in the mid-$300,000s.

The company will offer more than a dozen floor plans and 6 exterior options in all. More details will be available on the company’s web site, which as of Feb. 17, was not launched.

According to an Observer report, Crescent CEO Todd Mansfield said Fielding Homes is a natural progression for the company, which until now, has focused on apartments and subdivision site prep on which other builders building out the communities.

When completed, Masons Bend will be a 650-home community that will preserve and embrace nature among its homes. Amenities will include pool, walking trails and a clubhouse.

Fielding Homes, Saussy Burbank and The Cunnane Group are the builders on the project. Saussy Burbank’s houses will be priced from the high $300,000s to the low $400,000s. Cunnane’s houses start at just under $420,000.

The 550-acre site plan includes 6 future residential phases, 3 commercial development phases. The community, which is west of Interstate 77 along the Catawba River, abuts the future site of the new Fort Mill Medical Center.

Model homes should be completed in spring and some first-phase homes will be move-in ready during the summer.

Spotlight on Baxter Village

Screen Shot 2016-01-20 at 3.18.27 PMBaxter Village put northern York County on the map as a Charlotte-area bedroom community when Clear Springs Development broke ground on the 1,450-home mixed-use plan in 1998.

It’s been 18 years and Baxter Village is more than a bedroom community. It’s a self-sustaining destination outside metro Charlotte that offers residents all the amenities of big-city life without having to leave home. Water access on Lake Wylie is easy, too, with a boat ramp 2 miles away on Dam Road.

The neighborhood, which surrounds Baxter Town Center, covers more than a 1,000 acres and has miles of walking trails and 500 acres of open space and parks. Baxter Town Center’s restaurants, shops and offices contribute more than $14 million annually to the economy, according to the Clear Springs Development web site.

The village is made up of both custom and production homes from a variety of builders. Very few new homes are going up in the neighborhood, as it was officially completed in 2013, however, there is a new custom home completed this year currently listed for close to $1 million in the pocket neighborhood of Riverwalk.

There are a variety of home plans and sizes from which to choose. The smallest homes currently listed for sale are in the 1,700-square-foot range. The largest is over 4,500 square feet. Ages of homes vary greatly as well; The village’s first-ever new home sold in 1999.

In the last 12 months, an average of 6.7 homes sold per month. Currently, there are 22 homes on the market in Baxter Village, which is approximately 3.2 months inventory. That’s below the 5 months for all of Fort Mill and well below the almost 7 months inventory for York County.

The average sales price for the last 12 months is just shy of $400,000, with an average price per square foot of $148.48.

The 81 homes that sold during the last 12 months sold for an average of 98% of list price.
