Spotlight: Weddington Ridge

Weddington Ridge is a lovely spot inside the town of Matthews, NC. There are about 277 homes with some one story and some two story homes with most falling between 1500 and 3800 square feet. Situated just minutes from downtown Matthews, Providence Road and Route 16. Homes in Weddington Ridge enjoy easy access to I-485, uptown Charlotte, and lots of options of restaurants and retail shops. Nearby shopping centers include Plantation Market, the Promenade, the Arboretum, and Providence Commons. These shopping centers offer food, grocery, clothing and fitness options.

Weddington Ridge features a clubhouse and great pool complex, with a large pool, baby pool and splash pool. The established home owners’ association hosts community and social events for all ages throughout the year.

About half a mile down Weddington Matthews Road is the Siskey YMCA, one of the largest YMCAs in the country. It features fitness equipment, indoor and outdoor pools, sports fields, classes, and much more! Also a short drive away is the Mecklenburg Aquatic Center. Colonel Beatty Park, featuring sports fields, two playgrounds, a large lake, picnic tables, and paddleboat rentals, is in the other direction on Weddington Matthews Road. Just minutes away is the Matthews Area Recreation Association, offering multiple sports fields for baseball, softball, and lacrosse. It is also minutes away from the Matthews Tennis, Swim & Golf.

Spotlight: Brookhaven in Union Co. Matthews

The popular Matthews neighborhood of Brookhaven is a great place to call home and is just minutes from I-485 and Providence Road and yet feels removed from the hustle and bustle of the Charlotte area.

The John Wieland Homes community is a neighborhood of more than 500 home sites located in the Union County area of Matthews off Matthews Wedding Road near Antioch Elementary.

Brookhaven is less than 2.5 miles from shopping for everyday necessities at shops along McKee Road, where the Siskey YMCA is also located.

I-485 access is about 6 miles from Brookhaven at Providence Road near Ardrey Kell Road or at Old Monroe Road near the Matthews Sportsplex.

The center of Ballantyne is only 9 miles from Brookhaven, while SouthPark is approximately 12 miles away. An Uptown commute is about 17 miles via Independence Boulevard. brookhavenpool

Brookhaven’s amenities are second to none with a pool with lazy river and water side, lighted tennis courts, basketball courts, a 7,000-square-foot clubhouse and fitness facilities. There are also walking trails and playgrounds throughout the neighborhood.

Just a few minutes drive from Brookhaven is 265-acre Colonel Francis Beatty Park, where one can ride mountain bikes on designated trails or enjoy a game of soccer or softball on one the park’s fields.

The neighborhood is divided into three different sub-sections with homes that range in price point and size from 3,000 square feet to more than 6,000 square feet. Brookhaven is in one of the best Union County school districts. Residents are zoned for Antioch Elementary, which is within walking distance; Weddington Middle School and Weddington High School.

Spotlight: The Matthews neighborhood of Blackstone

If you seek out peace and quiet along with lower taxes and great schools then the lovely Shea Homes community of Blackstone in the Wesley Chapel area of Union County might be right up your alley!

Blackstone is convenient to Wesley Chapel town center and everyday shopping needs such as CVS, Petsmart, Target and Harris Teeter.

Lovely downtown Weddington is just 5 miles away at Providence Road, and it’s just a few miles more to I-485 access near Ballantyne Commons Parkway or shopping at Stonecrest, Blakeney and Ballantyne Village.

To the east, Independence Boulevard is about 10 miles away for shopping or heading toward Uptown, which is 22 miles away. Though technically in Matthews, Blackstone is closer to Weddington center than downtown Matthews. blackstone

A trip to SouthPark Mall and the surrounding area will take about 30 minutes, depending on the traffic.

Neighborhood amenities in Blackstone include a pool and clubhouse, playground, walking trails and lighted tennis courts. Various athletic fields and events are held right down the road at Optimist Park.

Blackstone was built between 2000 and 2007 and features large, full-brick veneer homes. The homes range from about 3,000 square feet to more than 5,000 square feet on lots of approximately a half acre to 1 acre in size.

Typically, Blackstone homes are priced in the $300,000s to $500,000s.

Currently, there are 8 homes for sale in Blackstone. Two of the homes are under contract as of April 17.

A total of 12 homes sold during the last 12-month period for an average sales price of $434,575 and about $104 per square foot. Sales averaged 97.3% of list price.

Spotlight on Sardis Plantation in Matthews

The Matthews neighborhood Sardis Plantation is located just off Highway 51 near Sardis Road.

Sardis Plantation is in a great location convenient to downtown Matthews as well as Independence Boulevard, Providence Road and the Arboretum shopping center. Ballantyne Village and SouthPark Mall are equidistance from Sardis Plantation, both being approximately 8 miles away.

Neighborhood amenities include wooded walking trails, tennis courts and a playground that is in the neighborhood park.

For avid golfers, Sardis Plantation is less than 15 minutes from several fantastic golf courses including Cedarwood Country Club, Ballantyne, Quail Hollow, Carmel Country Club and Raintree as well as the TPC at Piper Glen. The fitness minded can drive 3.5 miles to the Siskey YMCA or to any of the fantastic YMCA locations around Charlotte.

An Uptown commute is about 25 minutes without traffic via either Sardis or Monroe roads and Independence Boulevard.

Homes in Sardis Plantation were built in the late 1980s to the late 1990s. The neighborhood comprises single-family homes of about 1,700 square feet to more than 3,000 square feet. There are ranches as well as 2-story homes available, some with walkout basements. Homes are situated on lots of about one-quarter to one-third of an acre.

Prices for homes in Sardis Plantation average in the $200,000s to $300,000s.

Fourteen homes sold in Sardis Plantation during the last 12 months for an average sales price of $283,616 and $125 per square foot. Those homes averaged sales prices of nearly 99% of list price.

Currently, there are 4 homes on the market in Sardis Plantation. Two of the homes are under contract as of April 10. Given sales averaging 1.2 homes per month, current inventory is nearly 3.5 months in Sardis Plantation.

The highest and lowest sale prices during the last 12 months were $354,000 and $246,000, respectively.

Sardis Plantation is zoned for Elizabeth Lane Elementary, which is adjacent to the neighborhood; South Charlotte Middle School; and Providence High School, which is 1 mile west on Highway 51.

Spotlight: Mint Hill’s Ellington Farm

Quiet Ellington Farm in the heart of Mint Hill is tucked away between Pine Lake Country Club and the Brighton Park neighborhood and shopping center off Matthews-Mint Hill Road.

Oversized lots and mature trees add to the beauty of the neighborhood full of stately brick homes and cul de sac streets.

Ellington Farm is close to shopping and dining in Mint Hill, as well as just 30 minutes to Uptown and less than 15 minutes to Matthews. I-485 access is convenient at Lawyers Road, just 4 miles from Ellington Farm. Additionally, Independence Boulevard is only about 10 minutes southwest of Ellington Farm.

It is easy to feel far removed from the hustle and bustle of Charlotte when you are in Mint Hill, but really nothing is too far away with convenient access to major thoroughfares.

Ellington Farm was built in the late 1990 to early 2000s and includes mostly larger, brick or partial brick homes of 3,000 square feet and up. Lot sizes range from 0.4 of an acre to just less than an acre.

Ten homes sold in Ellington Farm during the last 12 months for an average of 0.8 per month.

The average sales price of the homes sold is $422,833 and $117 per square foot. Homes sales in Ellington Farm averaged 97% of list price during the last year.

There are currently 5 homes listed for sale in Ellington Farm. Only 1 is under contract as of April 3.

The neighborhood’s current inventory is 6.7 months, which is more than double that of nearby Farmwood. Farmwood is a much larger neighborhood that sells at a lower price point. The months of inventory for Mint Hill is 5.6 months, so Ellington Farm is about a month higher than average. This is relatively common with neighborhoods in a higher price point.

The highest price of a home sold in Ellington Farm during the last 12 months was $517,500. The lowest price was $300,000.

The neighborhood is zoned for Bain Elementary School, Mint Hill Middle School and Independence High School, all of which are 10 minutes or fewer away.

Brighton Park: Mint Hill’s walkable community

While some of the draw of a town like Mint Hill is the chance to own more land and live in a less-dense community, for people who like the idea of a front porch neighborhood and small, manageable yards then Brighton Park is perfect!

The homes and town homes are built around 5 small parks and a community shopping center, Mint Hill Commons. Imagine being able to walk  to everything you need!

Pine Lake Country Club is just a few minutes west of the neighborhood. Access to I-485 is just 2 miles east of Brighton Park, and Independence Boulevard is a quick 5 minutes west toward Matthews.

Brighton Park was started in 2006 and consists of Craftsman and traditional homes ranging in size from mid-1,000s to nearly 3,000 square feet on compact lots of about two-tenths of an acre or smaller.

 

The average sales price of a single-family home for the last 12 months is $233,268 and just over $102 per square foot.

There are currently 4 single-family homes listed for sale in Brighton Park as of March 20. Three of the homes are under contract. Given sales data for the last 12 months, that is about 4 months inventory for the neighborhood. Mint Hill inventory averages 5.2 months.

The small enclave of town homes borders the nearby shopping center. Currently, there are 3 town homes listed for sale, all of which are under contract. The town homes range in size from 1,800 to 2,300 square feet. There is not much sales data for town homes sales in Brighton Park during the last year.

The neighborhood is zoned for Bain Elementary School, which is just a mile down the road; Mint Hill Middle School;  and Independence High School.

Though primarily a residential community, Mint Hill has a thriving business district with more than 250 businesses and professional services. This quaint Charlotte suburb has a lot to offer its residents, and Brighton Park is a great place to call home!

Market spotlight: Providence Manor

Located at Highway 51 and Reverdy Lane, Providence Manor is at a great location near South Charlotte for access to Ballantyne, SouthPark or downtown Matthews for shopping, work or daily errands and dining out.

Homes in Providence Manor are located on large, mature lots. Home sizes vary, but most of the homes in Providence Manor are 3,000 square feet and larger built of brick or hard-coat stucco. The neighborhood is a network of cul de sacs, many of which back up to wooded areas. Adjacent to the west is the neighborhood of Hembstead.

Residents are zoned for Providence High School and Elizabeth Lane Elementary School, which are within walking distance. South Charlotte Middle School is further west on Highway 51 just past the Arboretum Shopping Center.

Currently, there are no homes on the market in Providence Manor and only 7 sold in the last 12 months for an average sales price of $488,629. Adjacent Hembstead has just 2 homes currently on the market. The average sales price in Hembstead is $565,786 for the 14 homes that sold in that neighborhood during the last 12 months.

The highest and lowest sold price in Providence Manor was $584,000 and $370,000, respectively. Homes sell for an average 3.2% off of list price at about $114 per square foot.

Home inventory on the market averages 3 months in Matthews and 3.6 months in Mecklenburg County.
