The highest price of a home sold in the last 12 months was $1,142,000 for a 3-bedroom home of more than 6,000 square feet. The lowest sale price was $685,000 for a 5-bedroom home of 4,100 square feet.  Sales closed for an average of 96.6% of list price.

From Providence Park, Uptown is merely 6 miles away and shopping in SouthPark or Park Road Shopping Center is less than 3 miles away. Shopping or golfing in Ballantyne? No problem. That is less than 30 minutes away.

For golfing closer to home, beautiful Myers Park Country Club is less than 3 miles away from Providence Park. Randolph Road Park and the Mint Museum are also just a few miles away.

In addition to its fantastic location, Providence Park is surrounded by some of Charlotte’s oldest and most spectacular neighborhoods, such as Myers Park, Eastover and Foxcroft.

Currently, there are 5 homes for sale in Providence Park, which is approximately 3.8 months of inventory. Two of the homes are under contract as of April 23.

Providence Park is also zoned for some of Charlotte’s best schools – Cotswold Elementary, Alexander Graham Middle School and Myers Park High School.

Security, great location in South Charlotte’s Challis Farm

Challis Farm is a hidden gem among South Charlotte’s gated communities. It is an upscale community of homes that has a great central location with proximity to many Charlotte destinations as well as security.

Located off Pineville-Matthews Road near Rea Road, Challis Farm is across the street from Calvary Church. The neighborhood is sheltered from road noise and street views by a heavily wooded burm along Highway 51, which adds to the privacy of the neighborhood.

From Challis Farm, Ballantyne and Carolina Place are less than 5 miles away. The SouthPark area is about 7 miles away, while a commute Uptown is 13 miles from Challis Farm. The neighborhood is located close to all the major thoroughfares most used to move around Charlotte. I-485 access at Rea Road or near Carolina Place is about 3 miles from the neighborhood.

Everyday shopping can be done in several locations convenient to Challis Farm – Shops at Piper Glen, The Arboretum Shopping Area near Providence Road and Colony Place at Rea and Colony roads.

For the golf fanatic, Challis Farms has a golf cart path that connects residents to Carmel Country Club. In addition, Quail Hollow Country Club, TPC at Piper Glen, Ballantyne Country Club and the Club at Longview are all within 10 minutes of Challis Farm.

The small neighborhood of homes was built in the late 1990s around 18-acre Challis Lake. There is a gazebo and fishing dock as well as a small boat dock for residents to use.

Approximately 20 Challis Farm homes are considered waterfront. Home sizes range from around 3,500 square feet to more than 5,300 square feet on lots of about one-third of an acre to more than half an acre.

Challis Farm is a highly desirable neighborhood with homes that sell from the $500,000s to more than $1 million.

The neighborhood is zoned for McAlpine Elementary School, South Charlotte Middle School and South Mecklenburg High School. Private Charlotte Country Day School and Charlotte Latin School are also less than 10 minutes away from Challis Farm.

At home in desirable Olde Providence

The highly desirable South Charlotte neighborhood of Olde Providence is a fantastic mature community in one of the best locations in town.

The community is in the heart of South Charlotte and just 3 miles from SouthPark and 9 miles from Uptown. Colony Place, just south of the neighborhood, has everyday shopping conveniences as well as great dining choices and coffee shops. The Arboretum and Ballantyne shopping centers are also not far away for even more shopping and dining choices.

Windyrush Country Club is located within Olde Providence and has a club house, tennis courts and Olympic-sized swimming pool as well as a pool for smaller children. The Olde Providence Racquet Club is just north of the neighborhood and offers all levels of tennis as well as swimming and an active social calendar for members.

Olde Providence homes are set amid lovely, mature trees on larger, well-maintained lots.

The homes range from ranches to two stories to split-levels and come in a wide variety of sizes and floor plans. Most of the homes have undergone some renovation, if not complete renovations, since originally built. However, there are still some great deals for homes needing more TLC!

Home sizes range anywhere from 1,300 square feet to 3,800 square feet.

Currently, there are 12 Olde Providence homes listed for sale. Nine of the homes listed are under contract as of March 30.

Homes sell well in Olde Providence. Thirty-five homes sold in the last 12 months. That is about 2.9 homes per month, which puts the current inventory of homes on the market at about 4 months. That is on par with the inventory levels for Charlotte and Mecklenburg County, which each average about 4 months inventory.

It is not uncommon for Olde Providence homes to sell at or above list price. The average for all sales was 98% of list price. Two of the homes that sold last year sold for 104% and 109% of list price with many at 100% of list price.

The average sales price during the last 12 months was $303,479 and $141.70 per square foot.

The neighborhood is zoned for Olde Providence Elementary School, which is within walking distance for most of the neighborhood; Carmel Middle School; and top-ranked Myers Park High School.

 

Sprouts market may join Colinayre

grocerSprouts Farmers Market could find a home in Ballantyne as part of 521 Partners’ rezoning request for the Colinayre property at the southwest corner of southwest corner of Providence Road West and Johnston Road.

Sprouts is a health-focused grocery store that originated in Arizona in 2002 and now has 200 stores nationwide.

Like Trader Joe’s, Sprouts offers healthy foods and supplements at a more affordable price points. The grocer offers natural and organic foods, bulk dry goods, a full-service deli and baked goods.

Sprouts expanded to the southeast in 2014. This Ballantyne location would be the grocer’s first in the Carolinas.

521 Partners submitted last year a rezoning request for the 13 acres across from the Publix Super Market at Ballantyne Town Center. Currently, the property is zoned for offices. The mixed-use development plan that 521 Partners submitted would make the property a commercial center allowing for retail.

According to the request, the proposed development will include a mix of uses, including office, retail, a bank and a hotel. The site plan is broken into three separate development areas – a 3-story, 24,000-square-foot building for a bank and offices; a 4-story, 123-room hotel (Holiday Inn Express) or a two-story office building of 50,000 square feet; and a nearly 17,000 square foot office/retail building, 30,000-square-foot grocery store (tentatively Sprouts) and a 6,000-square-foot retail/dining building.

The Bank of North Carolina site and hotel are already under construction as part of a previously-approved plan.

As per the agreement with the planning commission, 521 Partners will create Johnston Road access to the new development, which was initially a sticking point for retail space approval. The entire space will be connected with walkable areas.

Sprouts will join a host of other health-focused markets in the area. Earth Fare, Trader Joe’s and The Fresh Market are all within 5 miles of the new planned Colinayre development.

Southampton: Great location at a great price point

Southampton in the Ballantyne area of South Charlotte is a mature, sprawling neighborhood of about 400 single-family homes.

This family-friendly, social neighborhood s located off Ardrey Kell Road just east of the intersection of Marvin Road.

It is very convenient to Johnston and Rea roads for I-485 access. The Shoppes at Ardrey Kell, Blakeney, Stonecrest and Ballantyne Village are all less than 5 minutes away for shopping and dining close to home. A commute to Uptown will take a little less than an hour depending on traffic.

Neighborhood amenities include an Olympic-sized swimming pool, walking trails, basketball court, clubhouse and playground. The community also has its own swim team. Elon Park and Recreation Center is within walking distance.

The homes in Southampton were built in the early 2000s and consist mostly of brick veneer and vinyl siding. Many of the homes are larger starter homes of about 3,000 square feet. Homes were built by Centex Homes, Crosland and Pulte Homes. Many of the homes have gotten some light updating since originally built but typically sell for high $100,000s to $300,000s.

Currently, there are 4 homes listed for sale in Southampton. An average of 2.8 homes sold per month during the last 12 months, making the current inventory just under 6 weeks.

A total of 34 homes sold in Southampton during the last 12 months for an average sales price of $253,567. The average price per square foot is approximately $118 during the last year. Home sales averaged almost 98% of list price during the last 12 months.

There is a lot of new construction in South Charlotte right now, but many of the nearby communities are listing new homes at a higher price point. If you are looking to get into a great area and be close to fantastic schools and great shopping then take a look in Southampton.

The neighborhood is zoned for Elon Park Elementary, Community House Middle School and Ardrey Kell High School, all of which are less than 2 miles away from Southampton.

Spotlight: Vanderbilt at Providence

Nestled at the back of Providence Country Club is Vanderbilt at Providence, an enclave of spectacular homes built by Charlotte-based Sinacori Homes.

The neighborhood is in a great location off Providence Road near Tom Short and Ardrey Kell roads. It is convenient to Blakeney Shopping Center, Stonecrest and The Arboretum, as well as Weddington and Ballantyne. Nearby I-485 makes travel around the city quick and convenient. Residents can join adjacent Providence Country Club and enjoy all of its amenities.

Vanderbilt was established in the early 2000s, so it has the maturity of an established, stable neighborhood but still offers some new construction and building lots, as of Feb. 26.

Homes range in size from 3,000 square feet and 4,500 square feet on wooded lots of one-half to three-quarters with a creek at the rear of the tree-save area.

The majority of homes is priced in the $500,000 to $650,000 range.

Exterior features include full-brick construction with side load and courtyard garages. Homes feature stacked stone or stucco accents. Hardwood floors, custom kitchens with granite counters, stainless steel appliances and crown molding throughout are just a few of the standard features inside these homes.

Eleven homes sold in Vanderbilt during the last 12-month period for an average sales price of $558,167, which is approximately $100,000 less than the average sales prices in adjacent Providence Country Club. The average price per square foot is approximately $139.

Currently, there are 6 homes on the market in Vanderbilt, which puts inventory for the neighborhood at 6 months. None of the listed homes is under contract and 2 are in planning stages. Preliminary list prices for the planned homes are $596,000 and $675,000. The resale homes listed were built between 2002 and 2008.

On average, homes in Vanderbilt sell at 97% of list price.

The neighborhood is zoned for Polo Ridge Elementary, J.M. Robinson Middle School and Ardrey Kell High School.

Vanderbilt at Providence offers all the beauty and great location of Providence Country Club but at a lower price point.

Sardis Forest: One hot hood!

Beautiful Sardis Forest is an affordable, mature neighborhood with great location and well-kept homes in South Charlotte.

Developed and built in 3 phases by the William Trotter Company in the late 1970s to mid-1980s, it is convenient to Matthews, SouthPark and the Ballantyne area.

Cedarwood and Carmel country clubs are right next door. Shalom Park, Olde Providence Park, and the James Boyce Park are nearby , and The Arboretum is just a few miles south on Providence Road for shopping and dining optioSF_rear signns.

The neighborhood, located between Sardis Road and West John Street, is made up of 586 single-family homes on lots of one-third of an acre or slightly larger that are full of lovely mature trees.

There are various home styles, such as contemporary, traditional, ranches and two-story homes. Many have open floors plans and have undergone updates since originally built.

Forty-one homes sold in Sardis Forest during the last 12 months for an average sales price of $212,116 and price per square foot of $110.

Currently, there are 4 homes listed and under contract, as of Feb. 19.

An average of 3.4 homes sold in the last 12-month period. This very desirable area and the neighborhood has only 1.2 months of inventory. Nearby Sardis Oaks is an older neighborhood and has 6 months of inventory, while Sardis Woods also has 1.2 months inventory and was built around the same time as Sardis Forest.

The highest sold price in the last year is $270,000 and lowest is $169,500. On average, homes in Sardis Forest sell for more than 98% of list price.

The family-friendly neighborhood is zoned for Greenway Park Elementary, McClintock Middle School and East Mecklenburg High School.

While many new construction neighborhoods can meet the price point of Sardis Forest, floor plans and exterior finishes are limited and often times lots lack mature trees.

Sardis Forest is a breath of fresh air in a desirable area of town!

Beautiful Quail Hollow is an upscale South Charlotte neighborhood convenient to everything Charlotte has to offer!

The community is adjacent to the private Quail Hollow Club, which hosts the Wells Fargo Championship every year. There are newer homes built in the 2000s as well older homes from the 1980s and 90s.

Its central location is convenient to Pineville, SouthPark, Ballantyne and both I-77 and I-485. All locations can be reached in less than 10 minutes.

Partially due to its price point, turnover in the neighborhood is fairly low, with sales averaging 0.4 homes sold per month during the last 12 months. Currently, there are 7 homes on the market in Quail Hollow, which is almost 17 months of inventory for the neighborhood.

Only one of those homes, listed at $2.1 million, is under contract as of Feb 13.

Nearby Sharon Hills neighborhood has just shy of 5 months inventory, while all of Charlotte and Mecklenburg County have about 3.6 months inventory.

The highest and lowest sales prices over the last year were $1.19 million and $445,200, respectively.

Average price per square foot and average sales prices have followed an upward trend over the last 12 months, with sales price averaging a little more than $898,000 and price per square foot at approximately $181.

Currently, the highest list price of a home in Quail Hollow is $6.5 million for nearly 15,000-square-foot home.

No matter the size or price point, the homes in Quail Hollow all have one thing in common, elegance. Expect crown moldings and upgraded interiors. On the higher end, expect opulence.  Some of the earlier-built homes have been renovated to keep up with modern trends.
