Demand for Townhomes Grows in the Queen City

New townhome projects are proposed for two sites in South Charlotte. The Charlotte Business Journal reported this week that sites at South Tryon and Beam Road, and a parcel in SouthPark on Sharon Road that currently has Holy Covenant United Church of Christ are in the works to be converted into townhome complexes. BNA Homes has proposed a development with as many as 127 townhomes on the South Tryon site. NVR Inc. has proposed 24 townhomes for the SouthPark site.

Demand for townhomes has grown greatly with many townhome communities from Uptown Charlotte and throughout the major transit corridors. Townhomes are attractive to young professionals as there are numerous amenities and locations are usually close to transit or to walkable areas. They are increasingly becoming attractive for older people as they downsize after children leave the home.

Townhome living can have many advantages for a busy person as they usually have most or all exterior maintenance and yard work taken care of by a Homeowners Association. Many townhome communities include fitness facilities, pools, clubhouses, dog parks, and walking trails. Demand for upscale living has increased the need for luxury features such as granite, wood floors, stainless appliances, built-in surround sound, and garden tubs.

Builders Eastwood Homes, Lennar Homes have created a luxurious neighborhood at Almond Glen. Located in the growing Indian Land area, Almond Glen offers small-town charm and low South Carolina taxes but is still just a short drive away from all of the attractions of Uptown Charlotte.

New Luxury Condos will be neighbors for Springview Meadows

This week the Charlotte Business Journal reported that ground has been broken on a new 280-unit luxury condominium complex near the intersection of Interstate 77 and Gold Hill Road in Fort Mill, SC. The project, called Beckett Farms, has one, two and three bedroom units in the plan. They also plan lots of amenities such as salt-water/mineral pool, cabanas, clubhouse with cyber cafe and fitness center. There will also be areas for children and lots of green space surrounding the project.

Projects such as this have already started in Fort Mill and many others are slated to start soon due in part to job growth in the area. The Charlotte Business Journal likens the growth to the next Ballantyne in terms of businesses moving into the area and housing is needed for all of the new workers.

Springview Meadows is in the right place at the right time. Pulte Homes is the developer and they have 6 basic floor plans on just over 80 home-sites for you to choose from with loads of options to personalize your home. Most feature the “everyday entry”, a mudroom between the garage and living areas for backpacks, shoes, and coats. Many have a life-planning center with computer station. Oversize laundry rooms have plenty of space for sorting and folding. Oversized pantries have space for all of your bulk purchases. This leads you into open concept living spaces. Homes have between 3 and 6 bedrooms and between 2-5 full baths and 0-1 half baths. Homes range in size from 2321 square feet all the way up to 3291+ square feet.

There are several existing homes but more homes are available to be customized into your dream home. In the last year, homes have sold for between $337,000 and $484,960.

As of June 18th, there are 7 homes on the market with 2 under contract. They range in price between $339,990 for a 3 bedroom, 2 full bath, 1 half bath with 2,337 square feet to $473,465 for a 4 bedroom, 2 full bath, 1 half bath with 3,486 square feet.

Springview Meadows is located just north of Gold Hill Road off of Highway 21 in Fort Mill. Just take I-77 South to exit 88, go East on Gold Hill Road and North on Highway 21. Springview Meadows will be the first left hand turn.

MPV inks new tenants for Indian Land’s RedStone

Five new tenants, all of which have a presence in the Charlotte market, have signed deals to lease space in the 40-acre retail development RedStone, according to a press release by Charlotte-based MPV Properties.

The commercial real estate company announced Wednesday the new additions to its more than 300,000-square-foot retail project, which already under construction near the intersection of Johnston Road (Highway 521) and Fort Mill Highway (Highway 160).

In addition to the theater, these five tenants will be ready to open their doors with the completion of Phase I construction, which  is expected to be complete by Summer 2017.

Three restaurants have signed on. Portofino’s Ristorante Italiano e Pizzeria will operate a 3,200-square-foot space. Red Rocks Cafe signed an agreement for a 5,654-square-foot space; and Moe’s Southwest Grill will take over 2,374 square feet.

RedStone will be the first South Carolina location for both Portofino’s and Red Rocks Cafe. Red Rocks has a location in Huntersville’s Birkdale Village and Strawberry Hill in South Charlotte. Portofino’s has 3 Charlotte locations – Park Selwyn Terrace, the Arboretum and on Eastway Drive.

The other two tenants are Lee Spa Nails. The company, which has a location in the University area, leased 2,219 square feet. Sharonview Federal Credit Union will occupy a 2,597-square-foot office and has 3 Charlotte locations.

MPV’s leasing agent Keely Hines said future tenants will also likely include a salon and day spa as well as coffee, sandwich and yogurt shops.

Phase I encompasses 55,000 square feet of retail space in addition to the more than 55,000-square-foot movie theater, which has 14 screens.

At the time of groundbreaking in February, MPV said it expected to be able to name tenants for 30,000 square feet of space by May 1.

Rural living in Belair at Carolina Lakes

The homes in Belair range from 1,800 square feet to 3,300 square feet and are at a great price point of $200,000 to $350,000.

During the last 12 months, an average of 4.1 homes sold each month in Belair. A total of 49 homes sold in the last 12 months at an average of 98.9% of list price.

The average sales price for a Belair home is $262,498 and just over $105 per square foot.

Eight homes are on the market in Belair at Carolina Lakes. As of March 27, 5 of the homes are under contract. Given year sales data, there is currently 2 months inventory on the market in Belair.

The family-friendly neighborhood is zoned for Indian Land Elementary School, Indian Land Middle School and Indian Land High School.

Pulte brings Audubon Lake to life in Indian Land

With Ballantyne and South Charlotte’s booming growth, home communities in Indian Land, just a few miles outside of Ballantyne, are becoming popular destinations for people commuting to the south side of Charlotte or even the Uptown area.

Lower Lancaster County tax rates and a more rural setting make communities like Pulte’s Audubon Lake attractive places to call home.

Just 5 miles to Ballantyne and South Charlotte, Audubon Lake is situated between the Sugar Creek and Barberville Road, a mile north of Fort Mill Highway (160). It is a quick 3 miles from Johnston Road (521), which takes you right to the heart of Ballantyne and I-485. I-77 is accessible via I-485 or 6 miles west on 160 from Audubon Lake. An Uptown commute via interstates is actually only 35 minutes without traffic.

There are a few resale homes on the market in Audubon Lake, but the majority is new construction. Homes sizes range from nearly 2,300 square feet to more than 2,800 square feet.

Eight homes are currently on the market, six of which are under contract as of March 12.

The average sales price for the last 12 months is $315,089 and $109 per square foot.

Sales averaged 2.4 homes per month during the last 12 months, which is approximately 29 homes sold during the last year. The highest sold price was $409,295 and lowest was $263,427.

Using the average per-month sales rate for the last year, Audubon Lake’s current inventory is 3.3 months. Indian Land’s total inventory averages 5.4 months.

The neighborhood is zoned for Lancaster County’s Harrisburg Elementary School and Indian Land middle and high schools.

For those desiring more square footage and slightly higher price point, Pulte is building out The Estates at Audubon Lake adjacent to the north of Audubon Lake. Homes in the latest development start in the $300,000s and range in size from 3,200 square feet to more than 4,400 square feet.
