Charleston Style Homes Coming to Downtown Rock Hill

We now know what is coming to replace the Red Coach Inn on East Main Street in Rock Hill. CityView Builders & Services Inc. will build seven Charleston-style homes on the 1.3 acre property. Prices should start around $245,000.

The Red Coach Inn was demolished in 2008 after the city of Rock Hill purchased the property. There was an original plan to develop the property that same year. The original plan called for townhomes, but the project never came together. The site has been vacant since that original attempt.

Charlotte homebuilder CityView Builders has called the project East-Towne Village. It’s the largest project to date for the builder. They have long been in the building, adding-on and renovation business. They plan to develop the site and build the homes.

So far, CityView shows three different plans for the 7 homes, the Montague, the Reid, and the Franklin. They range from 2,100 to 3,000 square feet in size. Plans are for four bedrooms each and 2.5 to 3 bathrooms. Each home will have a custom kitchen with granite counters open to the living areas. Depending on the plan, there will be upper and/or lower porches in keeping with the Charleston Style. There will also be optional detached garages in the rear.

Last month, CityView met with city council to request rezoning for the parcel to allow for the infill project. It will be nice to finally see something happen with this vacant property.

Toll Brothers Building in Bent Creek

Toll Brothers have announced that they are building 134 single family homes in Bent Creek in Indian Land. These join 138 homes being built by Taylor Morrison to complete the 272 lots for the entire development. They will be building homes from their Carolina and Executive collections which in other projects around town start in the $400’s and $500’s respectively. Toll Brothers has not yet announced the final price points for their portion of Bent Creek.

Bent Creek is a 183 acre community is just south of Ballantyne, across the state line off Jim Wilson Road. They are in Lancaster County with lower South Carolina taxes. Toll Brothers says that Bent Creek allows buyers to have the same luxury, quality and craftsmanship they always provide, but at a more affordable price point.

Homes in the Carolina Collection have 5 plans ranging from 2,225 to around 3,000 square feet. Homes generally have between 2 and 6 bedrooms and 2 and 4.5 bathrooms. They can be customized in hundreds of ways and come in one and two story plans. Features can include open kitchens, luxurious master suites, outdoor living spaces and more.

Executive Collection homes are larger ranging from 3,179 to more than 3,800 square feet. Most plans have 4-6 bedrooms and 2.5-4.5 bathrooms. You also have your choice between a 2 or 3 car garage. Other features you can choose from include grand two-story foyers, first floor master suites, large gourmet kitchens, luxurious bathrooms and more.

Amenities for the neighborhood include a clubhouse, pool, indoor and outdoor gathering areas and a fitness center. There will also be a network of walking trails for residents to enjoy.

Homes in Bent Creek are part of the Lancaster County School District. Current zoning is for Indian Land Elementary, Indian Land Middle, and Indian Land High Schools. These award winning schools are a particular draw for families in Bent Creek. There are also many preschool, private school, and daycare options nearby.

Tuscan Ridge Weddington

There are a few homes ready now in Tuscan Ridge, but there are still opportunities to build with some really great builders committed to helping you design the home of your dreams. This small exclusive community in Weddington would be a great place to call home.

Located just south of I-485 off Providence Road and Hemby Road, Tuscan Ridge is currently zoned for award winning Union County Schools. Antioch Elementary, Weddington Middle, and Weddington High Schools are the current assignments. Please verify school assignments as they are subject to change.

A.W. Griffin builders will also be represented in Tuscan Ridge. They have several plans you can choose from, or you can bring your own plan. Their requirements are a minimum of 3,000 square feet, 4-5 bedrooms and 4-5 bathrooms. These homes should also be in the mid to upper $700’s.

New Multifamily Project Coming to Montford

Montford has been a hotspot in Charlotte for a while now. There is much to love about this community. From dining to shopping to nightlife, Montford has it all and is close to Uptown too.

Now Crescent Communities is developing a project to build 337 apartments and 17,000 square feet of retail space at the corner of Park Road and Mockingbird Lane. The project is expected to be completed in 2019 and will be called Crescent Montford Park.

The site has long been the home of Pfeiffer University’s Charlotte campus. The 5-acre site was bought from the university on June 30th. A grading permit was issued last month so they are set to clear the site and prepare for building. The site was rezoned last year to allow the mixed use development so there appear to be no hurdles left for building.

Crescent Communities says the project will be inspired by the surrounding community. This should especially be seen in the architectural design. Careful attention will be paid to the tenants who occupy the retail space to be sure they will benefit residents of the project and the wider neighborhood.

Units at Crescent Montford Park should consist of a mix of studios, one and two bedroom apartments. Size will range between 650 and 1,800 square feet. Pricing will begin in the $1,400’s.

Montford has seen a lot of change over the past few years. The revamp of Park Road Shopping Center has really grounded the area. The 1.5 mile extension of the Cross Charlotte Trail is also an exciting plan for the future.

Three New Projects to Look For From David Weekly Homes

David Weekly Homes has long provided quality homes with great design to the Charlotte area. They have two new projects underway, and one more for which they have just applied for a zoning change. They range from SouthEnd to SouthPark/South Charlotte to Ballantyne. These exciting projects are worth waiting for.

1) Belton Street – This project is part of the Central Living by David Weekly Homes which focuses on high-density living. This community will embrace a luxurious, low-maintenance lifestyle.

SouthRidge will feature 27 single-family homes and 60 townhomes starting in the $400’s. Homes are expected to be in the 2,900 to 3,900 square foot range. Pre-sales should start this summer.

3) David Weekly Homes just filed a rezoning petition for a project near Rea and Colony Roads. They expect to build up to 30 townhomes on the 3.6 acre partially wooded site adjacent to the shopping center at the intersection. The site plan with the filing showed a private street network with townhomes in groups of three and four. Dual access points would feed in from Rea road and from the wooded area at the back of the site. City council should vote on the plan in the coming months.

Taylor Morrison Home Group is bringing an exciting new development to Indian Land. This brings another great option to people looking for a home starting in the low $300,000’s. Taylor Morrison has a contract to build 138 lots in the 272-lot community located off Jim Wilson Road in Lancaster County. June Market Report

Home sales were down again this June compared to last year. 4,719 homes sold in June compared to 4,904 this time last year. This represents a decline of 3.8%. These numbers all come from the monthly report from the Charlotte Regional Realtor Association. The report is based on data from the Carolina Multiple Listing Services Inc.

The supply issues we have been tracking continue as well. There is a 2.5 month supply of homes on the market as of June. Last year at this time we had a 3.5 month supply. This means just 9,967 homes are on the market compared to 12,592 last year. This represents a decline of 20.8%. It is up from last month when only 9,795 homes were on the market.

As is typical with supply and demand, when there is less supply, demand goes up driving prices higher. Median sales price in the Charlotte area rose from $225,000 to $245,000 in just one year. This is a rise of 8.9% year over year. Average sales price also rose from $279,243 to $290,067 representing a rise of 3.9%. Homes are selling quicker than last year, averaging 99 days from listing to closing.

Pending contracts on homes were up 17.4% year over year. Pending sales show that there is still strong demand for home in the area and is a good sign for sales to be up next month as well as these contracts head to the closing table.

There were 5,658 new homes listed in June, a small increase, just 0.1% year over year. To solve our lack of supply, we will need to see this number increase drastically.

New Projects coming to West Tremont Street

West Tremont Street is in transition from offices and industrial buildings to the darling of SouthEnd. Many projects are in the works right now with more proposed. Expect everything on the street to wake up and bustle with activity within the next few years. Plans call for retail, restaurants, townhomes, office space, and the next location for the Common Market.

SouthEnd has a lot going for it, and developers are excited about the possibilities on West Tremont. Proximity to the Rail Trail, Blue Line light rail, as well as close to Dilworth, Camden Road, Atherton Mill and more puts West Tremont right in the center of everything.

  • A new office project – 83,000 square foot office building across from the old Tremont Music Hall.
  • Three30Five apartments second phase – The second phase of this development will include 104 units over four stories. There will also be 10,000 square feet of retail or restaurant space and 2,000 square feet of office space. They will be located right next to the first phase on the vacant land.
  • Pollack Shores apartments – this project is for a proposed 350 units with 2,500 square feet of street-level retail.
  • SouthEnd Court townhomes – An 18-unit luxury community where the old Carolina Foundry building site. Expect prices between $500,000 and $700,000.

Growing Economy = More Uptown Luxury Apartments

Charlotte had the 4th fastest growing economy in the United States last year according to a new report from Headlight Data. Job growth has been more than double the U.S. average in 2016, going up 3.7 while the entire U.S went up by just 1.7%. This fast growing economy has been fueling a spate of new construction condominium towers Uptown, but just how much is too much?

Many of the new jobs in the Charlotte area are in construction. These jobs help support all of the new building as more people move to the area and need housing. There has been a lack of housing for an extended period as priced have climbed higher. New housing just hasn’t been able to keep pace with the demand for housing in the area.

Tenants have been signing on for leases in apartment towers Uptown. There have been fewer condo towers lately as demand for upscale apartments has been on the rise. Developers love these towers as there is less chance for failures that they saw with the for-sale condos. There can be vacancies in the first few months or years of these towers, but as population rises and job growth stays steady, the towers fill up. This means renters can reap the benefits of move in specials before the towers rent out completely.

There is also the possibility of these units being converted to condos at some point in the future. This would attract buyers who are leery of the risk of buying pre-construction. All of the new luxury apartment towers include high-end amenities such as heated salt water pools, spa like gyms, pet spas, clubhouses, wifi, 24-hour concierges, and much more.

With over 2,000 units currently under construction and more in the works, the luxury apartment market could be near the peak. Expect to pay around $1,729 per month average for rent in an Uptown tower. The three most recent towers to open are the Museum Tower, SkyHouse Uptown, and Ascent.
