Upcoming Uptown Projects

The skyline of Uptown Charlotte is slowly changing and we are becoming a big city. There are many urban walkable areas and there are about to be more of them. Projections estimate Uptown will be adding almost 2,500 residential units, 2 million+ square feet of office space, 300,000+ square feet of retail, and at least 4 hotels, and that’s just Stonewall Street!

We at New Angle Realty are really excited about the these upcoming projects Uptown, especially the Stonewall corridor. Here are some details about some of the projects already underway and some that will break ground soon.

 

Crescent Stonewall Station

Crescent Stonewall Station is currently under construction with an expected completion of 2018. This community will be anchored by a 47,000 square foot Whole Foods. There are also 459 luxury apartments, a lynx light rail station, and two hotels. Amenities will include an invisible-edge salt water pool, fully-fenced and gated dog park, roof terrace, and fully outfitted fitness center with yoga room.

 

615 South College

615 South College is a 370,000 square foot office tower. We aren’t excited about this one for living in, but rather for it being a great working space. It is designed for LEED Gold certification for green building. This one is finishing construction now and should be ready in March.

 

Montage (working name)

Construction should begin in February on Montage. The plan calls for 302 apartments and 11,000 square feet of ground floor retail with a full parking deck. Montage is located on Stonewall Street at Davidson Street. The plans also show a pool and amenities deck. Completion should be sometime late in 2018.   

 

550 Stonewall (working name)

Northwood Ravin’s project includes a 20 story tower (143 units) and a separate 4 story building (278 units) for a combined 421 luxury residential units. Amenities will include an exercise deck, 4th floor dog park, and rooftop bar. An elevated pool and lounge deck will also be available for residents. Many other luxury amenities are planned including a golf simulator, 24 hour concierge, and 8,000 square foot fitness center.

 

620 South Tryon

This is the old Charlotte Observer property at the corner of Tryon and Stonewall currently in the planning stages. The plans call for multiple phases including a 1 million square foot office tower with ground floor retail. There is speculation about the other phases of the project. Plans have not yet been released, but are likely to contain retail, additional office space, housing, and hotel space.

 

Brooklyn Village

Brooklyn Village is also still in the planning/negotiation phase. Current plans call for 1,070 residential units with 107 affordable workforce units. 170 condominium units, 680,000 square feet of offices, 250,000 square feet of retail, a 130-room boutique hotel, a 150-room extended stay hotel, and 4,000 square feet of cultural space round out the plans.  

 

Tryon Place

Tryon Place is a massive undertaking by Crescent Communities. It sits on the site of the old Goodyear Arts building at Stonewall and Tryon. This mixed-use project will include an office tower, hotel and retail. This will service and employ many of the residents expected to live in the many other projects.

Spotlight: Waxhaw’s Aero Plantation

Aero Plantation in Waxhaw is a paradise of natural beauty, and serene living. These custom built homes have some pretty unique features as well. Many of them have private airplane hangers as there is a 2400 foot paved, lighted radio activated aircraft runway and hanger available for residents use. In fact, small aircraft have the right of way on neighborhood roads.

Aero Plantation was originally planned by James D. Nisbet, a wealthy businessman and engineer. His vision for the community included the airstrip, 38 acres of lakes, 88 acres of common land, 7 miles of paved roads, tennis courts, basketball courts, and a nine hole golf course (three of the holes are currently maintained). He divided the remaining land into 110 mostly wooded large lots, each at least 2 acres in size. Lots range from meadow to hardwood forest. They can be lakefront, runway front, or serene and secluded.

There are many unique features in Aero Plantation including custom artwork at the entrance by Tom Nonn. Nonn is a professor of art at UNCC and is a long time resident. There is also a suspension bridge over the lower lake built as a replica of the George Washington Bridge in New York. The bridge provides access to a gazebo and golf green and tee across the lake.

Aero Plantation has been declared a wildlife sanctuary. Many species of birds, animals and fish live in the lakes, meadows, and forests. Residents may also own horses, one horse per 2 acres of pasture. They may ride their horses along the road shoulders. Fishing is allowed in the lakes, from shore or using small, unpowered or troll powered boats. One resident pulled a 10 pound trophy bass from the lake.

Aero Plantation lies just 18 miles from Uptown Charlotte, about a 35-45 minute commute by car. There is plenty of great shopping and dining close by. Downtown Weddington is just 8 minutes away.

Children in Aero Plantation attend Weddington Schools. These schools are a short drive away and are some of the best in the area. They are all highly rated and award winning. There are also many private school options within a short drive.

Homes in Aero Plantation have sold recently for $400,000 and $704,275. There are currently some larger homes on more land on the market for over $1 million. Many of these homes have designer features, spa like bathrooms, private pools, gourmet kitchens, media rooms and more.

Enjoy the Queen’s Feast starting this weekend

This January, you can once again be a part of the Queen’s Feast in Charlotte. This annual event includes over 130 restaurants in 9 counties around the Charlotte Metro area. Each restaurant offers a price fixe menu for dinner with 3 courses for $30 or $35 not including tax and tip. The event begins Friday January 20th and runs through January 29th.

This year, there are many new restaurants making their debut at the Queen’s Feast. Among the newcomers are:

     O-Ku – Japanese and sushi in Atherton Mill

     The Pump House – Southern influenced modern cuisine in Rock Hill

     Sea Level – locally sourced seafood in Hearst Tower in Uptown Charlotte

     Essex Bar & Bistro – a gastropub and craft cocktail restaurant in Uptown Charlotte

     Babalu Tapas & Tacos – small plates and tacos in Dilworth

     204 North Kitchen & Cocktails – fresh farm-to-table cuisine in Uptown Charlotte

     Burtons Grill & Bar – chef inspired food in Park Road Shopping Center in South Charlotte

     Comida  – Mexican inspired cuisine in Plaza Midwood

There are also some well established restaurants joining the Queen’s Feast for the first time this year. Most notable of the newcomers is Reid’s Fine Foods in SouthPark. Many long-time favorites are featured on the line-up as well. 300 East in Dilworth, The Cajun Queen in Elizabeth, Sullivan’s Steakhouse in SouthEnd, and Ruth’s Chris in SouthPark are just a few of our favorite picks.

Heading to the Queen’s Feast is a great way to sample cuisine from all of these amazing eateries, but it is also a chance to check out a new neighborhood. Many of these restaurants have rooftop terraces or patios from which to observe the people and pace of a neighborhood. You can take a drive around before your reservation to see how the area looks around dinnertime. This is a great way to see how vibrant and area is in terms of fitness, walkability, traffic, and more. You can drive past local schools, parks, shopping and more to really get a feel for an area you haven’t spent much time in before.

RailYard Coming Soon In SouthEnd

Just to the North of Wilmore sits a site that was bought a year and a half ago by Beacon Partners. The parcel was the home to HD Supply. This week Beacon Partners finally unveiled the site plan and has named it RailYard and we are so excited.

Located on South Tryon, the new project is also bounded by Winona, Winnifred and Bland Streets. This puts RailYard in a great location just minutes from Uptown Charlotte, but also close to everything SouthEnd has to offer. There are great restaurants, nightlife, parks, shopping, and much more just a quick walk away. A short drive will get you to SouthPark area with more options. The airport is just 7 miles away.

If you commute into Uptown, RailYard is just a block away from the Lynx Blue Line’s Bland Street Station. It is also located at the start of the Rail Trail. The Rail Trail is currently a 4.5 mile trail connecting neighborhoods with fitness, entertainment, concerts, art installations and more. What a fabulous thing to have right outside your door.

The site for RailYard is about 3.5 acres and the plan calls for two, eight-story buildings. These will include 290,000 square feet of office space, 30,000 square feet of ground-floor retail, and 100 apartments. The plan calls for brick buildings with a contemporary design with masonry, ornamental steel, and glass. There will be double-door arched entryways and open floor plans with views of uptown and SouthEnd. A 1-acre rooftop park and a central courtyard between the two buildings are planned to be gathering places for tenants and visitors.  

The developer is working to create loft-style micro-units as well as street-level space on the side and rear of the property to incubate start-up businesses. Beacon is trying to service the young people who are moving into SouthEnd. The main thrust behind RailYard is to employ people close to where they live so they have a walkable, livable, workable lifestyle.

SouthEnd has been growing and expanding rapidly since the opening of the Blue Line light rail. This has created high demand for properties like RailYard. There is momentum for creative office spaces with local retail, restaurants, and outdoor entertainment. This can be seen in the wide variety of mixed-use projects in the works in SouthEnd right now.

Just East of Plaza Midwood, on the other side of Charlotte Country Club sits the up and coming neighborhood of Country Club Heights. This spot is quickly becoming one of Charlotte’s most desirable neighborhoods due to it’s location and affordability.

If you want to get in on Country Club Heights, now is a great time. In fact, Zillow predicts that Country Club Heights should see a 7.2% increase in median home value this year, up from its current median value of $207,200. It is considered one of the hottest neighborhoods in the Charlotte area right now. This increase is well above the national average of 3%, and the Charlotte average of 3.8%. Other neighborhoods ranked highly by Zillow, with projected growth and current median home value are:

     Yorkmount, 10% projected growth; $114,600 current median home value

     Thomasboro-Hoskins, 8.6%; $75,600

     Oaklawn, 8.5%; $81,000

     Belmont, 8.4%; $117,500

     Lincoln Heights, 7.8%; $80,100

     Wilmore, 7.8%; $224,000

     Country Club Heights, 7.2%; $207,200

     Collingwood, 7.1%; $240,700

     Washington Heights, 6.9%; $65,200

     Derita-Statesville, 6.8%; $117,400

Any of these areas would be a great place for a starter home or possibly an investment property. Country Club Heights has many homes that have been renovated from the original 1950’s and 1960’s style. There are also many homes that are in original condition that are just waiting for you to put your personal touch on. Some homes have even been taken down and new ones are being built in their place.

Shamrock Park Entrance

Country Club Heights has Shamrock Park right at its center. This 2 acre park includes tennis court, volleyball court, a picnic shelter with grill, and a playground for the kids. There is also a community garden that brings the neighbors all together.

Right around the corner are great restaurants, and it’s a quick trip to Cotswold or SouthPark for more dining and shopping options. Uptown is really close. Just a quick trip down Central Avenue will take you there in just minutes.

December Market Analysis

This week the Carolina Regional Realtor Association released their monthly report of housing data in the Charlotte area. These figures are based on Carolina Multiple Listing Services data which includes Charlotte and surrounding areas including two counties in South Carolina. This area also includes 10 counties in North Carolina ranging from Statesville to Fort Mill, and from Gastonia to Salisbury.

Numbers on the report were not surprising. They continued the trend of low inventory and strong sales which has been going on for the entire year. In December, the total MLS area was up 4.5% over last December for total closed sales. If you look at the entire year, 44,386 homes were sold, up 8.4% over 2015.

Sales activity wasn’t the only number on the rise. Both the median and average sales price rose for both the month and the year. This December, median sales price rose 10% to $209,000 and average sales price rose 8.2% to $258,108. For the entire year, median sales price was up 7.5% at $207,000 while the average sales price rose 6.5% to $257,701.

Inventory numbers continued to fall throughout the year. December’s inventory number was down 25.7% from last year at this time. This leaves the Charlotte region with just 2.3 months of inventory which is well below the six months of inventory needed to have a balanced market between buyers and sellers. This leaves sellers with the upper hand in transactions for now.

The rise in prices and lack of options could leave some buyers out of the market entirely. Mortgage rates are expected to rise as well which could be a problem for first time buyers in particular. However, the market is strong, and expected to remain steady for the coming year.

Spotlight: Landen Meadows in Ballantyne

Well, we didn’t get the much anticipated multiple inches of snow, but roads are still dangerous so stay inside and keep warm. What better way to entertain yourself during a snow/ice day than by envisioning yourself in a new home. Landen Meadows in popular Ballantyne could be the right neighborhood for you.

Landen Meadows is a community of single family homes built in the 1990’s by Crosland (now Centex). It was one of the first neighborhoods built in the South Charlotte/Ballantyne area. The end result is that Landen Meadows is right in the middle of the best schools, shopping and amenities.

Landen Meadows is located off Rea Road near Ardrey Kell Road. It is walking distance from Blakeney Shopping Center, Community House Middle School, and Ardrey Kell High School. Minutes away are Stonecrest, Ballantyne Village, and easy access to I-485.

A trip into Uptown Charlotte is 20 miles away, the airport is 25 miles away. If you commute into the metro area, expect around a 40 to 50 minute drive. There are also many shopping, dining and entertainment venues within a short drive. Also close by are many golf courses and country clubs. Many indoor fitness centers are close by including a YMCA.

When residents of Landen Meadows aren’t working or shopping, they can be found at one of the neighborhood amenities. These amenities include a pool, 2 tennis courts, a basketball court, and playground. There is an active homeowners association with planned events for kids and adults throughout the year.

Currently Landen Meadows is zoned for Hawk Ridge Elementary School, Community House Middle School, and Ardrey Kell High School. All three award winning schools score 10 out of 10 by Carolina School Hub.

Homes in Landen Meadows are 1 and 2 story in traditional style. They range from around 1,200 to over 2,200 square feet. They have at least 3 bedrooms and 2 bathrooms. In the last 12 months, homes here have averaged a sale price of $261,358.

There are currently four homes in Landen Meadows on the market with three under contract. List prices range from $225,000 to $275,000.

Just announced Runnymede City Homes seeks zoning approval

What a crazy week it’s been. Macy’s is closing stores all over including two in North Carolina. Sears and Kmart are closing stores throughout America. Sears has sold its iconic Craftsman brand. Limited is closing stores across the country. And to top it all off, a winter storm is headed our way with all of the expected closings and delays.

What better way to spend a snow day than drinking some hot cocoa (or something stronger) and looking through home listings to find the home of your dreams? No matter if you are a millennial looking for your first home, or a senior looking to downsize, or any kind of family in between, New Angle Realty has what you are looking for.

If you are looking for something completely new, take a look at some just announced plans by Capital Land Partners for a new condominium project near the intersection of Selwyn and Runnymede. A rezoning petition was just filed for a 29 unit complex on a three acre site. This project, tentatively called Runnymede City Homes, joins many others in and around the area.

According to the site plan, each 4 story townhouse will include a two car garage and can have an optional rooftop terrace. Each home will also have 400 square feet of private space, as a garden or patio is unclear from the current plans.

The rest of the design and finishes have not been announced yet. If the zoning petition is accepted, you could look at the other projects Capital Land Partners have completed in the area to give you an idea. Ardrey Kell Villages, Lawing Pond, Mintworth Village, Andover, and The Meadows at Houston Hills are a few of the projects they have completed in recent years.
