NerdWallet says Waxhaw is the Best Place for Young Families

Waxhaw was in the news this week for a great reason. Turns out it took the number one spot on NerdWallet’s best places in North Carolina for young families. Next on the list was Stallings, Harrisburg and Wesley Chapel with Indian Trail and Marvin also making the top 10. They ranked 145 places in North Carolina, cities, towns, villages, and census-designated places. Data came from the U.S. Census Bureau’s American Community Survey. They restricted their data to places with over 5,000 residents.

Nerdwallet used many different factors to rank cities. They looked at schools, jobs, income opportunities, friendly neighbors, and affordable living. They weighed all of these factors and came up with a score for each small town.

Here’s how NerdWallet came about their numbers:

  • Home Affordability – looked at median home values and selected monthly homeowner costs
  • Growth and Prosperity – evaluated past and current family incomes to gauge prosperity and prospects for economic growth
  • Quality of Schools – incorporated ratings from GreatSchools, a nonprofit school ratings site to help determine the quality of the local schools
  • Family Friendliness – examined the percentage of families with children in school and the poverty rate for families with young children to learn if a community is a positive environment for children.

Key takeaways from the NerdWallet study include:

  • Top places are near big employers.
  • Top places have strong family incomes
  • Best options for families are small and midsize suburbs

Results of the study conclude that Waxhaw is one of the fastest growing towns in North Carolina. Waxhaw’s historic downtown is a big draw. Waxhaw is within 30 miles of Uptown Charlotte. With around 12,000 residents, Waxhaw ranks highly for  quality of education and family friendliness. Home affordability was not great as the median home value was the fifth-priciest out of the top 10. Below are the full Waxhaw rankings:

People’s Market Coming to Dilworth

Dilworth is about to have a new coffee shop/market/deli/bakery/casual eatery. People’s Market is about to open and hopes to become a neighborhood hub. From your morning coffee to  a nightcap in the evening, People’s Market has you covered starting on October 31st.

People’s Market is partnering with Charlotte Coffee Company. They will provide coffee, cold brew, and espresso behind the bar. Many other local and regional coffee vendors will be represented on the retail side of the store. There will be spaces to work along with WiFi and workstations as well as conversation areas for meeting with clients.

Local is the theme at People’s Market and it extends to the beer and wine selections. The bar will have a wide selection of craft beers. They expect to have 10 to 12 taps and a rotating selection of local beers. There will also be a curated selection of beer and wine that you can purchase and take home with you. Along with your beverages, you can also grab prepared meals, snacks, and desserts then head home. If you are looking for a more social outing, you can grab a table and socialize with your neighbors.

On the food front, The People’s Market will be open for breakfast, lunch, and dinner. They will feature salads, prepared foods and sandwiches. Local bakeries will provide cake, cookies, and cupcakes. Sweets will also be stocked from King of Pops and Two Scoops Creamery.

A covered patio and fireplace outside will make for a cozy place to hang out at People’s Market. A wide selection of music will tie everything together.

It will be refreshing to have this space at the corner of East Boulevard and Scott Avenue revitalized at last. It has been vacant since April of 2016 following it’s third fire in six years. A sister cocktail bar with small plate foods called The Queen & Glass is scheduled to open next door in late November.

News About City Park

As density moves further away from Uptown Charlotte, a new and exciting project is growing right near Charlotte Douglas International Airport. We told you about the Townhomes at City Park in August. but the development has announced many more additions that will make City Park a true destination.

The major announcement is that a 139-room Aloft Hotel is coming to City Park. The hotel will have 77,000 square feet and should break ground early in 2018 and be completed by the end of that year. The hotel joins Mariott International Residence Inn and a Fairfield Inn & Suites already on the site.

Also planned for the development are two full-service restaurants and two additional eateries. Plans also include a salon and fitness center. Already signed to City Park Village are Panera Bread, Chipotle Mexican Grill, Starbucks Coffee, and Firehouse Subs.

This area at the former site of Charlotte Coliseum off Tyvola Road has been exploding recently. If you want to get in on this area, Ryan Homes has townhomes under construction now. They start from the $230,000’s and are 2 or 3 story. They have 1 or 2 car garages and up to 2,332 square feet. Plans have 3 bedrooms and 2.5 bathrooms and are designed in one of four basic plans. There are many ways to customize the basic plans and plenty of upgrades available.

The townhomes are all part of the 170-acre development adjacent to Renaissance Park. The park is loaded with trails, tennis, beach volleyball, golf, mountain bike riding, and more inside it’s 145 acres. There are also many community amenities planned so you can really have it all in City Park.

The final plan for City Park calls for apartments in addition to the retail, hotels, and townhouses. A newly opened Veterans Affairs health-care center and the new headquarters for Sealed Air Corporation are just down the road.

Hadley Park Coming to Arrowood Station

Arrowood Station is about to get a lot more popular. A newly announced townhome project called Hadley Park by Century Communities has us excited. This nearly 50 acre site will be the home to 239 townhomes starting in the low $200,000’s. Two model homes are expected to be completed by early 2018 with other homes following soon after.

Century Communities is based in Colorado and has a large presence there. They also have communities in California, Georgia, Nevada, Tennessee, Texas, Utah, and Washington State. This will be their first townhome project in the Charlotte area. They have new construction single family communities such as Marvin Chase, Wyndmoor, Greenbriar, and Highclere.

Hadley Park is located on the South side of Arrowood Road between England Street and South Boulevard. It is adjacent to the Lynx Blue Line Arrowood Station. This means that residents with a commute might not even need a car, though each home comes with a two car garage.

For anyone who missed out on the first phase of SouthPark City Homes, fear not, the second phase is selling now. There are still two units and the model available from the first phase, but if you want to customize your own home, you need to get one of the homes from phase two.

Luxury Attached Homes by Grandfather Homes

Grandfather Homes, a luxury custom homebuilder, has started building more luxury attached homes. Think of them like the best duplexes money can buy. The company calls them “duets”, but they are single family homes that share one wall with another single family home. Each home is separate and is sold separately. This is a departure from how duplexes typically work. Usually the entire structure is purchased and held by one party, and the second side rented to a tenant.

Towers at Mattie Rose Rendering

Grandfather Homes started with a few infill “duets” on Ideal Way. These helped pave the way for more as they sold as soon as they were built. Just down the street is their next project called The Fountains at Mattie Rose and included six more homes (three duets). Midtown Project in the Works

Another multi-use project is in the works, this time on the Southeast side of Uptown. Located at the corner of Kenilworth Avenue and Greenwood Cliff Road, the site is adjacent to Pearl Street Park. It is currently the home of the Charlotte Regional Realtor Association and the Mingle School of Real Estate.

This great location is walking distance to Midtown Park on the Little Sugar Creek Greenway. It is also walking distance to the Metropolitan Shops with plenty of shopping and dining locations.

The current building for the Charlotte Regional Realtor Association and Mingle School of Real Estate will be demolished to make way for the new project.

The first phase of construction will extend Pearl Park Way, Berkeley Avenue, and build the new headquarters for the Charlotte Regional Realtor Association and the Mingle School of Real Estate.

The subsequent three phases will have a mixture of retail, parking deck, residential, hotel, and office buildings. A timeline for construction has not yet been announced.

Pappas Properties heads up the project with the partnership with Selwyn Property Group. They now head into the planning and pre-development process. They just closed on the sale of 3.2 acres next to the current buildings which brings the total site to 5.2 acres.

This project is one to watch for sure as more and more high density projects move outside the I-277 loop. It will be a great location for millennials, families, or empty nesters alike. It remains to be seen if the units will be apartments or condos, that will depend on planning, zoning, and city council. We will be watching to see if this building follows the trends of having luxury amenities. Charlotte is teeming with projects similar to this one, so it has competition for sure.

More Townhomes Coming to SouthEnd

There are two new projects coming to SouthEnd that we are really excited about. Both are townhome projects starting in the high $200’s to the high $300’s. This is a great opportunity for people wanting the great SouthEnd location, but not wanting to rent.

Domain Townhomes were just launched earlier this month. They had a launch party giving people a sneak peak with virtual reality headsets. There will be 20 townhomes in the project starting at $274,900. Pre-construction sales of the units began on September 8th.

Homes will have private fenced back yard courtyards, one-car garages, dine-in kitchen islands, balconies and more. Modern touches will be felt from the etched glass and metal garage doors to the black stainless-steel wi-fi enabled appliances.

Domain Townhomes will have two-bedroom, one and a half bathroom homes. Each is around 1,200 square feet. The guest room is on the first floor and can double as a home office. The entire third floor is dedicated to the owner’s suite with tons of natural light, oversized walk-in shower, and plenty of storage in the walk-in closet.

The second project of note is the second phase of Hopper Communities SouthPoint project. 33 townhomes will join the 53 from the first phase. The first phase began in September of 2015 and only has two unsold units. The second phase should be completed next summer and pre-sales have already begun.

The seven new buildings in SouthPoint are located at the intersection of Remount Road and SouthPoint Commons Court. They are between South Tryon and Youngblood streets and are just two blocks from the New Bern light-rail station.

Units will be similar to the original ones and will feature contemporary architecture and modern design. Hardwood floors, quartz countertops and stainless steel appliances will be standard. Two and three bedroom units will be available and all will feature two-car garages with options for rooftop terraces and Uptown views. Starting price will be in the high $300’s for 1,313 to 2,039 square feet of living space over three stories.
