English Trails: A great buy in South Carolina

South Carolina is having a tax holiday this weekend, which is a great way to save on all types of school supplies, clothing, shoes, and electronics. For the full list of tax-free or tax-discounted items, click here. If you want to continue the savings, why not check out a home in South Carolina for lower property taxes. You can get more home for your money if your monthly tax payment is lower and there are great schools to boot. It’s not too late to get in on one of these homes before the school year starts.

One neighborhood you should check out if you are thinking about South Carolina is English Trails. Homes in English Trails have open floor plans and lots of storage. There is a wide variety of lot sizes to suit your needs. Some have small, easy to maintain yards, while others on the cul-de-sacs have yards as large as an acre so you have plenty of space.

Homes here also have between 3 and 5 bedrooms to accommodate any size family, or to provide home offices if that’s what you need. Closets are generous and kitchens have lots of cabinet space and plenty of counters for prep or entertaining. Many homes have decks, patios, or other outdoor living space to take advantage of the fantastic weather. Some homes even have basements for additional living space like a basement apartment or media room or just a man cave.

Most homes in English Trails average between 2,500 and 3,500 square feet and over the last year have sold for between $200,000 and $280,000. With the Federal Reserve deciding not to raise interest rates again, this is a great time to lock in on a lower cost mortgage too.

English Trails is currently zoned for Springfield Elementary School, Springfield Middle School and Nation Ford High School. Please note that school assignments do change sometimes so be sure to check with the school district to be sure of the assignments.

As of August 4th, there are three homes on the market in English Trails. Two of the homes are under contract. They range in price from $264,900 for a 3 bedroom, 2 full-bath, 1 half bath with 2,605 square feet and .17 acres to $319,500 for a 4 bedroom, 3 full bath home with 3,426 square feet and .93 acre lot.

Spotlight: Fair Oaks

Fair Oaks is a small community built by Ryan Homes between 2007 and 2009 just across the border in South Carolina. This means lower South Carolina Taxes, while being close to everything in both North and South Carolina. Situated between Hamilton Green and Pleasant Glen off Hamilton Road, Fair Oaks is convenient to I-77, Carowinds, and a quick commute to Uptown Charlotte.

Fair Oaks consists of 9 streets with around 200 homes. It is a close knit community with a homeowners’ association. Fees are reasonable and cover maintenance on the pool, walking trails and recreation area.

Homes in Fair Oaks are mostly brick or stone faced with vinyl siding on the other three sides for easy maintenance. Most have large master bathrooms with separate showers and garden tubs. Homes here also usually have fenced yards and decks for easy entertaining. Garages are also large with enough room for 2 or 3 cars and lawn equipment or workshops inside.

Homes in Fair Oaks are currently zoned for Springfield Elementary School, Springfield Middle School and Nation Ford High School. Please note that school assignments are occasionally subject to change.

Living in Fair Oaks you are never more than a quick trip away from your local grocery store, shopping, restaurants, fitness centers, movies, and Lake Wylie. You could also do park and ride for a quick train trip via Lynx to Uptown Charlotte.

In the past year, homes in Fair Oaks have sold for between $270,300 and $389,000 with the average sold price coming in at $313,356. As of July 31st, there are two homes on the market in Fair Oaks. The first is a 4 bedroom, 2 full-bath, 1 half-bath home with 2,256 square feet listed for $265,000. This home was under contract at the time of this post. The second home is a 6 bedroom, 5 full-bath home with 4,838 square feet listed for $385,000. These homes are a great value in an area experiencing rapid growth.

June 2016 Market Statistics

Last week, the Charlotte Regional Realtor Association released the market statistics for the month of June. Comparing year over year, 2016 continues to be a good year for real estate in the Charlotte area.

In the City of Charlotte, new listings were up 8.1% over last year and closed sales year to date were up 2.6%. Inventory of homes was down 31.6% from last June showing that the sellers market trend is continuing to hold. Homes were also on the market for fewer days before being sold, down 32.7% from last year from 52 days to 35 days.

In Fort Mill, SC average sales price for a home was up 9.8% from last year from $306,183 to $336,179. Sellers in Fort Mill are getting an average of 97.7% of list price when they sell. There are also 17.5% more new listings on the market this year over last year.

Uptown Charlotte saw increases in new listings, and pending sales, but had a 22% reduction in the number of pending sales from last year at the same time. Year to date, the pending sales were up 18.9%. Uptown is also a strong sellers market right now as there is only 2.5 months supply of inventory, a reduction of 45.7% from the same time last year.

York County, SC is having a great month with a 13.4% increase in new listings, reduction of inventory of 28.9%, and increase in average sales price of 7.2% from $252,715 to $270,908. Year to date, median sales price is up $20,000 from last year with homes on the market 22.6% less time from 84 days to 65 days from list to sale.

It is still a great time to buy a home with interest rates continuing to be low. It is also a great time to sell as there is less inventory on the market, but buyer demand appears to remain strong.

Demand for Townhomes Grows in the Queen City

New townhome projects are proposed for two sites in South Charlotte. The Charlotte Business Journal reported this week that sites at South Tryon and Beam Road, and a parcel in SouthPark on Sharon Road that currently has Holy Covenant United Church of Christ are in the works to be converted into townhome complexes. BNA Homes has proposed a development with as many as 127 townhomes on the South Tryon site. NVR Inc. has proposed 24 townhomes for the SouthPark site.

Demand for townhomes has grown greatly with many townhome communities from Uptown Charlotte and throughout the major transit corridors. Townhomes are attractive to young professionals as there are numerous amenities and locations are usually close to transit or to walkable areas. They are increasingly becoming attractive for older people as they downsize after children leave the home.

Townhome living can have many advantages for a busy person as they usually have most or all exterior maintenance and yard work taken care of by a Homeowners Association. Many townhome communities include fitness facilities, pools, clubhouses, dog parks, and walking trails. Demand for upscale living has increased the need for luxury features such as granite, wood floors, stainless appliances, built-in surround sound, and garden tubs.

Charlotte has many existing townhome communities in and around NoDa, Uptown, Plaza Midwood, SouthPark, South End, Pineville, Matthews, and many more. There are also newly proposed developments to be built in Plaza Midwood, and NoDa.

Spotlight: Almond Glen

Builders Eastwood Homes, Lennar Homes have created a luxurious neighborhood at Almond Glen. Located in the growing Indian Land area, Almond Glen offers small-town charm and low South Carolina taxes but is still just a short drive away from all of the attractions of Uptown Charlotte.

Eastwood Homes began the neighborhood in 2008 and it has continued to grow with new homes by Lennar still available. Homes in Almond Glen include luxury features like granite, hardwoods, tile floors, and stainless steel appliances. Homes feature environmentally friendly appliances, windows and roofs.

New Homes in Almond Glen are either single-family homes with 4 to 6 bedrooms starting in the $190s or townhomes with 3 bedrooms, 2.5 bathrooms and fully maintained yards starting in the $140s.

Existing homes in Almond Glen feature 4 to 6 bedrooms, most with at least 2 full bathrooms and 1 half bathroom. Homes have upwards of 2,700 square feet of living space and two or three car garages. Situated just off Harrisburg Road, right across the South Carolina border, Almond Glen is a quick drive to I-485. It is also convenient to Highway 51 in Pineville and Carolina Place Mall. Just minutes separate you from shopping, dining, entertainment, recreation, and fitness.

Community amenities include a swimming pool, club house, and cabana.

In the last year, homes in Almond Glen have sold for between $232,500 and $319,000 with an average sale price of $277,282. As of July 16th, there are 5 homes on the market, with three under contract. The homes listed for sale range between $279,900 for a 4 bedroom, 2 full bath, 1 half bath with 2,548 square feet, and $320,000 for a 5 bedroom, 4 full bath, 1 half bath with 3,322 square feet.

Sellers Market Continues in Charlotte Area

Based on the Carolina Regional Realtors Association monthly market update report this week, Charlotte continues to enjoy a seller’s market. The supply of homes in the entire CarolinaMLS area, which includes some areas in South Carolina and as far north as Statesville, dropped from 4.4 months of inventory to 3.0 months of inventory. Supply of homes dropping has corresponded with more demand for those homes making a favorable market for sellers. The percent of list price received for a home sale has gone up from 95.5% up to 96.8%. New listings are up year over year from 5,392 to 5,637 showing that more sellers are trying to take advantage of the favorable conditions.

When you look just at Mecklenburg County, the trends hold true as well. Inventory has dropped from 3.2 months supply down to 2.1 months. Mecklenburg County sellers received an average of 97.8% of the list price of their homes compared with only 96.5% at the same time last year. New listings also rose, but not as dramatically, only up 2.5% over last year.

When you look at the City of Charlotte, the numbers are even more striking. Inventory is down 38.7% from 3.1 months to just 1.9 months. Homes are selling faster in Charlotte with just 86 days from list to closing, down from 97 days at the same time in 2015. The median sales price was up 3.0% from $198,500 up to $204,500.

Fort Mill, SC bears out the same trend but not quite to the same degree. Inventory is only down 10.3% year over year from 2.9 months to 2.6 months. Days from listing to closing also went down from 102 to 93. New listings are up much more dramatically from 171 last May all the way to 224 this May. This may be due in part to all of the new construction happening in Fort Mill as it gears up to become the next Ballantyne.

It remains to be seen how long the seller’s market will continue. As long as growth in the region continues and wages are up, it could remain for some time to come.

New Luxury Condos will be neighbors for Springview Meadows

This week the Charlotte Business Journal reported that ground has been broken on a new 280-unit luxury condominium complex near the intersection of Interstate 77 and Gold Hill Road in Fort Mill, SC. The project, called Beckett Farms, has one, two and three bedroom units in the plan. They also plan lots of amenities such as salt-water/mineral pool, cabanas, clubhouse with cyber cafe and fitness center. There will also be areas for children and lots of green space surrounding the project.

Projects such as this have already started in Fort Mill and many others are slated to start soon due in part to job growth in the area. The Charlotte Business Journal likens the growth to the next Ballantyne in terms of businesses moving into the area and housing is needed for all of the new workers.

Springview Meadows is in the right place at the right time. Pulte Homes is the developer and they have 6 basic floor plans on just over 80 home-sites for you to choose from with loads of options to personalize your home. Most feature the “everyday entry”, a mudroom between the garage and living areas for backpacks, shoes, and coats. Many have a life-planning center with computer station. Oversize laundry rooms have plenty of space for sorting and folding. Oversized pantries have space for all of your bulk purchases. This leads you into open concept living spaces. Homes have between 3 and 6 bedrooms and between 2-5 full baths and 0-1 half baths. Homes range in size from 2321 square feet all the way up to 3291+ square feet.

There are several existing homes but more homes are available to be customized into your dream home. In the last year, homes have sold for between $337,000 and $484,960.

As of June 18th, there are 7 homes on the market with 2 under contract. They range in price between $339,990 for a 3 bedroom, 2 full bath, 1 half bath with 2,337 square feet to $473,465 for a 4 bedroom, 2 full bath, 1 half bath with 3,486 square feet.

Springview Meadows is located just north of Gold Hill Road off of Highway 21 in Fort Mill. Just take I-77 South to exit 88, go East on Gold Hill Road and North on Highway 21. Springview Meadows will be the first left hand turn.

Get to know Fort Mill’s Beacon Knoll neighborhood

The Beacon Knoll neighborhood in Fort Mill is an upscale community just south of Charlotte that offers a convenient location near great shopping, dining and schools all in York County, where property taxes are lower!

The community of just over 100 homes is located off Pleasant Road just southwest of Carowinds Boulevard. It is just a few minutes to the North Carolina border.

From Beacon Knoll, I-77 is less than a mile away at Carowinds Boulevard or pick up Highway 51 (Pineville-Rock Hill (SC) Road) just south of the neighborhood and travel to Pineville, Carolina Place Mall or the Ballantyne area. Manchester Village in Rock Hill is also only 15 minutes away for dinner and a movie.

Charlotte Douglas airport and the Uptown area of Charlotte are both approximately 15 miles away.

Beacon Knoll offers many resident amenities such as a clubhouse, pool, lighted tennis courts, playground and outdoor basketball court. There are also several large ponds on the property that are stocked for fishing and a gazebo with electricity and a grill.

Privacy & luxury in Fort Mill’s Trinity Ridge

Trinity Ridge is a smaller Fort Mill community of large, custom homes on 1+ acre heavily wooded lots.

Secluded and yet close to shopping, dining and recreational amenities, Trinity Ridge is located off Holbrook Road south of Fort Mill Highway (SC 160).

Johnston Road is about 10 minutes away, and it is another 10 minutes into the heart of Ballantyne. Downtown Fort Mill is also about 10 minutes from home if you live in Trinity Ridge.

I-77 access is convenient west of Fort Mill or via I-485 from Johnston Road. Depending on traffic, a trip into Uptown is about 40 minutes. If commuting, expect upwards of an hour in travel time.

Nearby Anne Springs Close Greenway has more than 2,100 acres of nature preserve for exploration, hiking, biking, camping and picnics.

Homes in Trinity Ridge do not disappoint if you are looking for well-appointed attention to details. Most are upwards of 4,000 square feet and include gourmet kitchens, stone fireplaces, outdoor living spaces and 3-car garages. Interior millwork and moldings include crown moulding, trey and coffered ceilings. Most exteriors are all brick or a combination of brick and stone.

Turnover in the neighborhood is low, with an average of 1 home selling every 2 months during the last 12 months. That puts current inventory at approximately 6 months, which is also the average for Fort Mill as a whole.

The 6 homes that sold in the last year sold for an average of $734,701 and $157.81 per square foot. Those homes sold for an average of near 98% of list price.
