Mixed-use development proposed for SouthPark

Yet another mixed-use development has been proposed for the SouthPark area of Charlotte. The Charlotte Business Journal and the Charlotte Observer reported June 23rd that a Florida-based developer has proposed a $78 million project on a 2.7-acre site at 4401 Barclay Downs Drive. The site is surrounded by SouthPark mall, Reid’s Fine Foods and McCormick & Schmick’s. The property is between Carnegie Boulevard and Bulfinch Road and is currently occupied by an office building. The building would be removed as part of the redevelopment.

The project, called Hazel SouthPark, is set to be a showpiece for the area with six stories, up to 266 residential units, 15,000 square feet of retail and a 9,400 square-foot clubhouse and amenity space. Amenities will include a pool deck, fitness center, entertainment kitchen and lounge.

The Hazel SouthPark project will have one, two, and three-bedroom units ranging from 980 to 2,375 square feet. Highlighted features include gourmet kitchens, separate dining areas, spacious closets, built-in cabinetry and private balconies.

ZOM, an award winning Florida based developer was founded in 1977. They have been involved in numerous single-family residential, multi-family residential, commercial, office, retail and mixed-use projects. ZOM has similar projects in other urban markets including Arlington, VA, Orlando, FL and Houston, TX. This will be their first project in the Carolinas. The developer sees tremendous opportunity in the Carolinas and has opened an office here.

ZOM has filed for the rezoning of the site from office space to mixed-use development. A public hearing on the rezoning is expected in November.

ZOM mainly focuses on highly walkable city center locations that are convenient to work, retail, entertainment and culture. They join a host of other developers trying to redefine SouthPark to be a walkable village. Traffic congestion and inadequate infrastructure have become problems for the area as the number of people who work in SouthPark has increased from about 30,000 in 1995 to about 70,000 today. If this vision is fully realized, SouthPark could be truly magnificent.

Luxury Living in Stonecroft

If you are looking for luxury homes within 15 minutes of Uptown Charlotte, Stonecroft is the place for you. This prestigious neighborhood of 120 home-sites offers a variety of European architecture on generous lots, some of which are in Carmel Country Club. Homes here range from approximately 4,000 to almost 10,000 square feet. Many homes also include outdoor living areas including pools, spas, outdoor kitchens and more.

The interiors of the homes can include many features such as gourmet kitchens, home theaters, trey ceilings, architectural beams, stone fireplaces and spa bathrooms. Most have at least four bedrooms and four or more baths.

Stonecroft is in the perfect location to be close to everything. Just 10 miles away is Uptown Charlotte and 14 miles to Charlotte Douglas International Airport.

The Rea family owned the original land where Stonecroft now sits. Their homestead is being renovated as a local historical site. Local legend says that General Cornwallis even made camp here during the American Revolutionary War. This shows that the land has been desirable for many years.

In the past year, homes in Stonecroft have sold for between $895,000 and $1,670,000. As of June 20th, there are 3 homes on the market with one under contract. These homes are listed between $895,000 and $1,095,000.

Spotlight: Myers Park

If you are looking for luxury and history right next to Uptown Charlotte, Myers Park is the place for you. Meandering tree-lined roads lead you past majestic homes with large lawns and mature landscaping. Many have been modernized to fit with today’s lifestyle, but still have the timeless elegance of decades gone by. A strong neighborhood association helps ensure the character of the area. Most of the homes are single-family, but there are some duplexes and some new luxury condo projects so there are options for families of all kinds.

Located so close to Uptown Charlotte has lots of perks. You are close to world class dining. More new chefs graduate each year from nearby Johnson and Wales Culinary University so new restaurants are opening all the time with great global cuisine offerings.

Sports are close at hand with the Carolina Panthers, Charlotte Hornets and the Charlotte Knights all having stadiums in Uptown. Nearby you can also catch a soccer match or a hockey game. Most of the arenas also serve as musical venues for touring shows.

Nightlife abounds in Uptown Charlotte, but you won’t hear it in your home in Myers Park. Just far enough away to be quiet, Myers Park has a really relaxed feel about it. Homes in Myers Park can range in price considerably depending on what type of home they are. You can get in for as little as $239,900 for a condominium or as much as $2.8 million for a single-family home. The average sold price in the last year was $989,590.

As of June 18th, there are 104 homes for sale in the Myers Park area with 38 under contract. They range in price from $249,000 for a 2 bedroom, 2 bathroom single-family home with 1060 square feet to $3.295 million for a 7 bedroom, 7 full bath, 3 half bath single-family residence with 4663 square feet.

SouthPark development closer to reality

The Charlotte Business Journal today reported that an entity of Childress Klein, CK Coltsgate LLC, purchased two tracts of land totaling 1.5 acres on Coltsgate Road for $4.6 million, Mecklenburg County property records show. The vacant parcels, previously owned by Bissell Coltsgate LLC and Coltsgate Boehmler LLC, were bought in a transaction that closed May 31. With this acquisition, the mixed-use project that won rezoning approval earlier this year is one step close to breaking ground. The construction timeline has yet to be finalized.

The 8.6 acre development sits on the Sharon United Methodist Church site. It is projected to have 490 residential units, a 175-room hotel, up to 170,000 square feet of commercial space and up to 20,000 square feet of indoor recreation space. The church is part of the partnership and will receive a new 750-seat church facility.

The Childress Klein project joins a project by Synco Properties and Schlosser Development Corp. that was approved in January. Synco and Schlosser’s project is projected to have almost 1,000 apartments, 250,000 square feet of office space, 300,000 square feet of retail and a 225-room hotel. Their 27 acre site is where The Colony apartments stand.

In May, a rezoning petition from 2014 was revived by American Asset Corp. to create 125,000 square feet of office space, 75,000 square feet of retail and restaurant, 300 hotel rooms and up to 400 apartments behind Fairview Plaza on the east side of Park South Drive.

These mixed-use developments are an attempt to ease walkability in SouthPark. They should continue to offer more options for people who want to live and work in SouthPark. They offer more ways for the area to function as a village where you have everything you need right within a short walk.

Spotlight: Beverly Woods

Southpark’s charming Beverly Woods is a great highly sought after close-in neighborhood with large lots, wide lawns, mature trees and landscaping.  Built mostly in the 1960’s and 1970’s, many of the homes have been up-fitted with all of the modern conveniences like upgraded kitchens and baths and outdoor living spaces. Beverly Woods averaged around 4.1 homes sold per month over the past year with prices ranging from $265,000 to $495,000 with the average list price at just over $400,000. Homes range in size from around 1500 square feet to over 2500 square feet with average price per square foot approaching $190. With almost 50 homes sold last year this is a desirable place indeed.

Currently there are 21 homes on the market as of May 21st ranging in price from $269,000 to $599,900 with 8 under contract. 12 of the homes are listed for over $400,000. The highest priced home was built in 1993 and is currently under contract. It is a 4 bedroom 2.5 bath home with over 2500 square feet and a bonus room over the garage.

Spotlight on SouthPark’s Cameron Wood

Cameron Wood is a beautiful, established neighborhood in the SouthPark area of Charlotte located between Park Road and Quail Hollow Country Club/Carmel Road.

Developed between 1986 and 2002, Cameron Wood is close to some of the city’s most popular areas, such as the SouthPark Mall area, Uptown, Pineville and Ballantyne. Johnston Road borders the neighborhood on the south and provides quick access to Pineville-Matthews Road or I-485.

The McMullen Creek separates Cameron Wood from the Carmel-area neighborhoods to the east.

It is approximately 15 miles to Uptown from the center of Cameron Wood and about the same distance to Ballantyne. There is no shortage of nearby shopping, dining and amenities. For golfers, 3 of the area’s best golf courses are less than 10 minutes away – Quail Hollow Country Club, Carmel Country Club and Ballantyne Country Club.

Cameron Wood is situated on 386 acres that features a natural 1 acre spring-fed pond. Currently, the neighborhood has 804 homes that range in size from 1,600 square feet to more than 4,000 square feet. Many of the earlier-built homes have undergone some updating, especially in kitchens.

There are currently 17 Cameron Woods homes for sale. Ten of the homes are under contract as of April 24.

Given sales trends during the last 12 months in Cameron Wood, 17 homes amounts to 4.5 months of inventory. That level matches inventory for all of Charlotte and Mecklenburg County.

Cameron Wood is zoned for Charlotte’s Smithfield Elementary School, Quail Hollow Middle School, and South Mecklenburg High School. All 3 schools are less than 1 mile from the neighborhood and within walking distance from the northern part of Cameron Wood!

The highly desirable South Charlotte neighborhood of Olde Providence is a fantastic mature community in one of the best locations in town.

The community is in the heart of South Charlotte and just 3 miles from SouthPark and 9 miles from Uptown. Colony Place, just south of the neighborhood, has everyday shopping conveniences as well as great dining choices and coffee shops. The Arboretum and Ballantyne shopping centers are also not far away for even more shopping and dining choices.

Windyrush Country Club is located within Olde Providence and has a club house, tennis courts and Olympic-sized swimming pool as well as a pool for smaller children. The Olde Providence Racquet Club is just north of the neighborhood and offers all levels of tennis as well as swimming and an active social calendar for members.

Olde Providence homes are set amid lovely, mature trees on larger, well-maintained lots.

The homes range from ranches to two stories to split-levels and come in a wide variety of sizes and floor plans. Most of the homes have undergone some renovation, if not complete renovations, since originally built. However, there are still some great deals for homes needing more TLC!

Home sizes range anywhere from 1,300 square feet to 3,800 square feet.

Currently, there are 12 Olde Providence homes listed for sale. Nine of the homes listed are under contract as of March 30.

Homes sell well in Olde Providence. Thirty-five homes sold in the last 12 months. That is about 2.9 homes per month, which puts the current inventory of homes on the market at about 4 months. That is on par with the inventory levels for Charlotte and Mecklenburg County, which each average about 4 months inventory.

It is not uncommon for Olde Providence homes to sell at or above list price. The average for all sales was 98% of list price. Two of the homes that sold last year sold for 104% and 109% of list price with many at 100% of list price.

The average sales price during the last 12 months was $303,479 and $141.70 per square foot.

The neighborhood is zoned for Olde Providence Elementary School, which is within walking distance for most of the neighborhood; Carmel Middle School; and top-ranked Myers Park High School.

 

Council OKs SouthPark “ski slope” church plan

Sharon United Methodist Church’s “ski slope” design is getting a makeover!

Plans to demolish and rebuild SouthParks “ski slope” church met City Council approval Monday night.

Childress Klein will develop a mixed-use community of apartments, hotel space, offices and restaurants on about 9 acres of property, including land currently occupied by Sharon United Methodist Church.

In addition to the mixed-use development, Childress Klein plans to rebuild a 750-seat Sharon United Methodist Church.

Last week, the Urban Land Insitute (ULI), the planning group hired by the county to assess the sub-market’s livability and economic development potential, released preliminary findings regarding how best to ensure SouthPark’s continued growth.

The ULI concluded the area, although a vital part of the city’s economy and personality, long has been neglected in terms of planning.

According to ULI, the SouthPark area needs more green space and to be more walkable in order to thrive. Childress Klein’s planned development would provide both those things as well as internal streets throughout the development at Morrison Boulevard and Sharon Road to disseminate traffic in the already traffic-choked area.

Regarding the future of SouthPark in its entirety:

Last week, a ULI-assembled panel of experts began its 5-day exploration of SouthPark touring the area, and gathering information from members of the local community in order to draft a report on how best to transform SouthPark into a less automobile-dependent hub.

Preliminary recommendations include giving SouthPark a unified “voice” by implementing a partnership between area businesses, residents and property owners; building a promenade of parks and green space around SouthPark Mall making it easier and safer for people to walk about the area; make the area more bike friendly; and lastly create a mall-area transit service that could move people around the area to reduce individual automobiles.

The ULI will file its final report within 4 months.

Barclay Downs: Quiet hood on the edge of action

Wouldn’t you want to live within walking distance to some of the best shopping, dining and schools in the Charlotte?

The gorgeous Barclay Downs neighborhood fits the bill on those points and many more. The family-friendly community is home to the Barclay Downs Swim & Racquet Club and has an active homeowners association for neighborhood events. One important issue for the HOA is SouthPark’s growth and its potential impact – both positive and negative – on the neighborhood.

With the area growing by leaps and bounds, Barclay Downs is situated on the outskirts of some pretty incredible development. Plans are already under way for a mixed-use development at the site of The Colony apartments, which is one of the projects in which the Barclay Downs HOA is very active.

Barclay Downs residents are within walking distance to SouthPark Mall and its surrounding shops and restaurants as well as Myers Park High School, one of city’s top-rated schools.

The neighborhood has approximately 450 homes that range from starter homes to luxury million-dollar homes and offers potential residents a coveted location without the higher price points of nearby Foxcroft and SouthPark.

Homes in Barclay Downs are located east and west of central Barclay Downs Drive, which connects Fairview Road near the mall to Runnymede Lane.

The neighborhood is a desirable one that sells well. Many of the homes are older ranches and have been renovated. There are also some newer construction homes in the neighborhood.

An average of nearly 3 homes sold per month in the neighborhood during the last 12 months for an average sales price of $535,145. The average price per square foot for the last year is $216.

Currently, there are 8 homes on the market in Barclay Downs, which represents a little more than 2.5 months inventory. Nearby Myers Park has more than 6 months of inventory with 85 homes on the market.

Charlotte and Mecklenburg County have 3.7 and 3.8 months of inventory, respectively.

All the homes on the market in Barclay Downs, except 1 built in 1972, were built in the 1950s and 1960s. Three of the homes are under contract as of Feb. 28.

The highest sales price during the last 12 months was $920,000 for a renovated 4 bedroom, 4 bathroom home of 3,350 square feet.

The lowest sales price was $285,000 for an unrenovated 3-bedroom home of 1,950 square feet.

The neighborhood is zoned for Selwyn Elementary, Alexander Graham Middle School and Myers Park High School.
