SouthPark development closer to reality

The Charlotte Business Journal today reported that an entity of Childress Klein, CK Coltsgate LLC, purchased two tracts of land totaling 1.5 acres on Coltsgate Road for $4.6 million, Mecklenburg County property records show. The vacant parcels, previously owned by Bissell Coltsgate LLC and Coltsgate Boehmler LLC, were bought in a transaction that closed May 31. With this acquisition, the mixed-use project that won rezoning approval earlier this year is one step close to breaking ground. The construction timeline has yet to be finalized.

The 8.6 acre development sits on the Sharon United Methodist Church site. It is projected to have 490 residential units, a 175-room hotel, up to 170,000 square feet of commercial space and up to 20,000 square feet of indoor recreation space. The church is part of the partnership and will receive a new 750-seat church facility.

The Childress Klein project joins a project by Synco Properties and Schlosser Development Corp. that was approved in January. Synco and Schlosser’s project is projected to have almost 1,000 apartments, 250,000 square feet of office space, 300,000 square feet of retail and a 225-room hotel. Their 27 acre site is where The Colony apartments stand.

In May, a rezoning petition from 2014 was revived by American Asset Corp. to create 125,000 square feet of office space, 75,000 square feet of retail and restaurant, 300 hotel rooms and up to 400 apartments behind Fairview Plaza on the east side of Park South Drive.

These mixed-use developments are an attempt to ease walkability in SouthPark. They should continue to offer more options for people who want to live and work in SouthPark. They offer more ways for the area to function as a village where you have everything you need right within a short walk.
